Signs of Long Island manages the entire permit process — from initial code review, sign drawings, application filing, and follow-up through final approval and inspection. Our deep relationships with Nassau and Suffolk County building departments mean faster processing and fewer surprises.
Why Sign Permits Matter on Long Island
Every Long Island municipality regulates commercial signage. Installing a sign without a permit is one of the fastest ways to invite expensive trouble — fines that often exceed the cost of the permit itself, stop-work orders that halt your install mid-project, and in the worst cases, mandatory removal at the business owner's expense. A sign that goes up illegally usually has to come down.
Beyond the financial risk, an unpermitted sign exposes you to liability if it fails. A channel letter that detaches in a storm, an electrical fire from improper wiring, an awning that collapses on a customer — without a permit and inspection record, your insurance carrier may deny the claim. Permits aren't bureaucratic red tape. They're proof that the sign was engineered, inspected, and installed to code.
The good news: when we install a sign for you, you never see any of this. We handle the entire permit process — code review, drawings, application, filing fees, follow-up calls to the building department, and final inspection coordination — as part of every project. You sign one approval, we handle the rest.

Don't Forget Long Island's 95 Villages
Long Island isn't just 13 townships. Within those townships sit 95 incorporated villages, each with the authority to enforce its own sign code on top of (or instead of) the township's. A storefront in Garden City Village follows Garden City's code, not the Town of Hempstead's. A pylon sign in Patchogue Village is regulated by Patchogue, not Brookhaven. This village-level overlay is the single most common reason sign projects get unexpectedly delayed or denied.
If your business is in any of Long Island's villages — Garden City, Mineola, Floral Park, Rockville Centre, Lynbrook, Hempstead Village, Westbury, Great Neck, Port Washington, Sea Cliff, Glen Cove, Patchogue, Port Jefferson, Lindenhurst, Babylon Village, Northport, Huntington Village, or any of the rest — your permit goes through the village hall, not the township. We've worked with most of them. We know which ones are fast, which ones require architectural review, and which ones quietly enforce stricter rules than what's published.

Sign Permit FAQ — Long Island
Do all commercial signs on Long Island require permits?
Most do. Exterior signs, illuminated signs, and ground-mounted signs in virtually all Nassau and Suffolk County municipalities require building permits. Small, non-illuminated window signs may be exempt, but this varies by town.
How long does it take to get a sign permit in Nassau or Suffolk County?
Standard applications process in 3–8 weeks in most municipalities. Variance applications, site plan reviews, and historic district applications can take 10–20+ weeks.
Can I install my sign before the permit is approved?
No. Installing a sign before permit approval subjects you to fines, stop-work orders, and mandatory removal at your expense. We never proceed to installation without proper approvals in place.
Do you handle permits in all Long Island towns?
Yes — we have active experience with all major Nassau and Suffolk County municipalities, including all eight covered on this page. We manage the full application process from initial filing through final inspection.
How much does a Long Island sign permit cost?
Permit fees vary widely by town and sign type, typically $50–$500 for standard storefront signs and $150–$2,000+ for monument and pylon signs. Variance applications can add $300–$1,500. Permit fees are included in the project quote we provide — you pay one number, we handle the filings.
What happens if I install a sign without a permit?
Long Island towns issue stop-work orders and fines, typically starting at $250–$1,000 per day until the violation is resolved. The sign almost always has to come down, sometimes within 30 days, and re-installation requires going back through the full permit process. Insurance claims for damage caused by unpermitted signs are commonly denied. The math never works out — permits are cheaper than the alternatives.
Can I appeal a denied permit application?
Yes. Denials usually mean a variance is required — a formal request to deviate from the standard sign code, decided by your town's Zoning Board of Appeals. Variance hearings take 8–16 weeks and require additional drawings, neighbor notifications, and often public testimony. We've handled dozens of variance applications across Long Island and know which arguments work in front of which boards.
Do I need a permit to refurbish or update an existing sign?
It depends. Re-facing or replacing a sign panel within an existing cabinet usually doesn't require a new permit, but adding illumination, increasing size, or changing the structure does. Re-painting a sign is typically exempt. We assess your specific case before any work begins.
Do you handle permits in villages too, not just townships?
Yes. We work with the 95 incorporated villages on Long Island in addition to the 13 townships. Village permits typically take longer and require more specific documentation, but the process is one we navigate constantly.
